Lagos is growing east, along the Lekki peninsula, from Ajah towards Ibeju-Lekki and Epe. New estates, a deep-sea port, a refinery and a free trade zone have drawn people and money. It is also where many buyers make expensive mistakes.
What is there
- Lekki and Ajah: the established, busy end, with estates, offices, markets and traffic.
- Further east: Ibeju-Lekki, home to the Lekki Deep Sea Port, the Dangote refinery and the Lekki Free Trade Zone, with estates growing up around them.
- Epe: the old lagoon town at the far end, with its fish market.
Lagos neighbourhoods Day trips from Lagos
The commute
The Lekki-Epe Expressway is the main road, and traffic on it is severe at rush hour and after rain. Living far east and working on the Island can mean hours on the road each day. Try the journey at rush hour before you commit.
Flooding
Much of the peninsula is low, reclaimed or wetland, and parts flood badly in the rainy season. Check any street or estate after heavy rain.
Buying land or off-plan
The corridor is full of land and off-plan property for sale, much of it legitimate and some of it not. Land sold twice, land under government acquisition, estates with no approvals, and omo-onile demands are common.
